The client, a business owner and investor, needed a building that could support warehouse use today while allowing for future tenant occupancy and rental income.
Rather than piecing together a building shell and figuring out the rest later, this project was developed as a fully defined system: combining structure, insulation, foundation, and utility prep into one coordinated plan.

The 20-foot eave height was designed to maximize long-term flexibility and usability. It allows for large equipment clearance, supports vertical storage, and creates the opportunity for future mezzanine or interior build-outs as needs evolve.
Paired with this, the door configuration was built for real throughput. Two 14’ x 16’ openings allow equipment and vehicles to move efficiently in and out of the building, reducing bottlenecks while also supporting a wide range of potential tenant use cases.
